Another thing to keep in mind about our investment properties is that FHA and most conventional financing cannot be used to purchase our properties for several reasons.  Our investors must use cash, a home equity line, hard money, or some type of private loan to purchase our properties. The properties we sell are either distressed sales where a quick closing is required or houses that need major repairs and will not qualify for FHA or most conventional financing.
